City Developments Ltd (CDL), a property developer listed on the Singapore stock exchange, will be showcasing its latest project, Norwood Grand, on October 4, with the official launch taking place on October 19.
This exclusive condominium features 348 units spread across four 11-storey blocks on a 99-year leasehold, spanning a total land area of 155,351 square feet. The units range from one-bedroom-plus-study to four-bedroom premium-plus-study, with sizes ranging from 495 square feet to 1,335 square feet.
When contemplating an investment in a condo, it is crucial to also evaluate the potential rental yield. The rental yield refers to the annual rental income as a percentage of the condo’s purchase price. In Singapore, condo rental yields can vary significantly based on factors like location, the property’s condition, and market demand. For instance, areas near business districts or educational institutions tend to have a higher demand for rentals, resulting in better rental yields. Conducting comprehensive market research and seeking advice from real estate agents can provide valuable insights into the rental potential of any given condo. Additionally, checking out Singapore Projects can also offer further information on the property’s rental potential.
Interested buyers can secure their desired unit with a starting price of $988,000 ($1,996 per square foot) for a one-bedroom, $1.238 million ($1,984 per square foot) for a two-bedroom, $1.698 million ($1,923 per square foot) for a three-bedroom, and $2.238 million ($1,908 per square foot) for a four-bedroom plus study.
Norwood Grand is situated on Champions Way, off Woodlands Avenue 1. CDL successfully acquired the site through a government land sale (GLS) tender in September 2023, with a winning bid of $294.889 million ($904 per square foot per plot ratio). It outbid five other competitors to secure the land.
One of the key selling points of Norwood Grand is its prime location, surrounded by new HDB Build-to-Order flats. It is also the only private condominium on Champions Way. The last private condo launch in the vicinity was more than a decade ago, with Parc Rosewood launching in 2012 and completing in 2014.

Norwood Grand is just a short five-minute walk away from Woodlands South MRT Station, on the Thomson-East Coast Line (TEL). With just one stop, residents can reach the Woodlands Integrated Transport Hub, which houses the MRT Interchange Station (serving the Thomson-East Coast and North-South Lines) and bus interchange. The main Woodlands MRT Station is conveniently linked to the Causeway Point shopping mall and the Woods Square integrated commercial development, featuring offices, retail outlets, and a childcare centre.
Furthermore, Woodlands South Station is just two stops away from Woodlands North Station, which provides direct access to the upcoming Rapid Transit System (RTS) Link, with a light rail transit shuttle service to Bukit Chagar Station in Johor Bahru, Malaysia.
Apart from its excellent connectivity, Norwood Grand also offers an early childhood education centre, exclusively for residents of the condominium and the surrounding neighbourhood. This facility is located right next to Innova Primary School, with other notable schools in the vicinity, such as Christ Church Secondary School, Singapore Sports School, and Singapore American School. Additionally, Republic Polytechnic and the future Yishun Innova Junior College are located nearby as well.
Woodlands is currently undergoing rejuvenation as part of the Ministry of National Development’s Remaking Our Heartland (ROH) programme. As per the URA Master Plan 2019, it is set to become the largest economic hub in the North region of Singapore. In the future, it will also house the Northern Agri-Tech and Food Corridor and Woodlands Health Campus.
According to CDL’s group CEO, Sherman Kwek, Norwood Grand’s strategic location in close proximity to this future hub will provide residents with an unparalleled living experience. He also adds, “As an area poised for rapid growth, Woodlands is transforming into a dynamic hub with new infrastructure and excellent connectivity to the city and Johor Bahru via various transport nodes.”
