Singaporean businessman and boutique property developer Que Neo, founder of Euro Properties, has a vision of developing residential projects that he himself would like to live in. His latest project, K Suites, is a 19-unit apartment block located along Lorong K Telok Kurau in the highly sought-after East Coast area of District 15. The project is expected to obtain its temporary occupation permit (TOP) sometime in the first quarter of 2025.
The prime location of K Suites is its main selling point, as it offers easy access to the beach, East Coast Park, shopping malls, the Central Business District (CBD) and Changi Airport. According to Neo, the apartments have no bay windows or wasted corridors, resulting in more spacious and efficient interiors. They also feature top-end German brand fittings, such as Miele kitchen appliances, Duravit sanitary ware, and Grohe bathroom fittings.

The development offers a mix of three-bedroom units ranging from 797 to 872 sq ft, and four-bedroom units ranging from 1,076 to 1,130 sq ft. The largest units at K Suites are the five-bedroom penthouses, which range from 1,625 to 1,679 sq ft. Out of the four penthouses, only one is still available for sale, with the rest having been sold to large families, with four children each.
Most of the buyers are upgraders, looking for a freehold property in a prime District 15 location. In addition, some buyers are downsizing from houses to apartments, with a preference for units on the ground level, which offer a 4.5m ceiling height and overlook the landscaped garden and facilities.
Neo says that K Suites is the most affordable new freehold project in District 15, with its imminent TOP and positive market sentiment prompting developer Euro Properties to release the remaining units in the development. Three-bedroom apartments now start from $2.058 million ($2,582 psf), while four-bedroom units start from $2.525 million ($2,347 psf). The sole five-bedroom penthouse is priced at $3.5 million ($2,154 psf).
According to Huttons Data Analytics, a study of selected boutique developments in District 15 shows that prices have appreciated by over 100% since their launch. For instance, prices at Malvern Springs, which was launched in January 2002, have increased by 234.2%. Over the past five years, from January 2020 to December 2024, monthly median rents at boutique condos in Telok Kurau and Joo Chiat have seen a 76.5% increase, with the 127-unit Coralis being a prime example.
District 15 has long been a popular choice for expatriate tenants, thanks to its lifestyle offerings, including its proximity to the East Coast Park, beach, and a wide array of food and beverage options and shopping malls. With its prime location and appeal to investors, K Suites is expected to continue this trend.
